Data Appears in Markup but not when file is open

Looking for help. Thought it was Adobe Reader - but purchased Adobe Acrobat online package and same thing is happening. ON some files, we open them and content is blank, yet we see the content in the Markup image as you can see on these two attachments.
Any ideas?

Would you mind updating the app to the latest version (2025.001.2043x) and let us know if the issue is fixed for you?
To do so, go to Menu-> Help-> Check for Updates.
