I have a contract that needs to be signed, but I do not want the contents of the form to be editable. Only the signature line should be editable.

Hi,
Would you not be able to flatten the PDF and then just add a signature field to the newly flattened PDF?

I am not too experienced in Adobe, so don't know what flatten the pdf means. Can you explain?

In the preflight tools there is this option
The best plan is to run it on a temp file ( or a copy) to check that it does what you want.
I just searched for "Flatten" in the tools menu and it showed the preflight option.

Adding to BarlaeDC suggestion.
You may also use the Acrobat Sign to send the document for signature. In that, you may assign the form field to the signer. So, the signer can only fill and sign the assigned fields.
