Cannot view downloaded book in ADE or Adobe Reader

I purchased a book, followed instructions to download ADE.  Title was downloaded but cannot be seen in ADE (although when you hover over the system tray icon it says the book is loaded but has a black screen popup). 

As a last resort, when you double click on the downloaded book in the download folder it tries to open it in Adobe Reader and an error message appears: "

Any guidance on how this can be resolved is appreciated.  Note that ADE 4.5.11 has been downloaded, installed, unistalled and reinstalled multiple times.  I am operating Windows 10 Version 22H2.
