Just says unable to open, errors opening document

Not sure what to try. The electronic books I have access to have been given to me through links that was from a testing company.

"Unable to open [insert title of book here]. Errors were encountered in this item. file://....[Where the file is stored]".  I received these books through links and they are test prep textbooks. I am not sure what the problem is? The books show a cloud with a check mark inside, then when it says the error, then it gives a red exclamation mark.
