Adobe Problem with my iMac

Hello Guys, I have a problem when I'm using Ai it's very heavy and lags a lot. I've installed the latest version and I still have the same problem. And also I have a problem with photoshop it's so heavy as well and lags all the time and when I'm using the zoom tool the application freezes and I have to close it and open it again. (every time when I use it).
and I have a preview problem in AI and PS something like the picture attached.

iMac (Retina 5K, 27-inch, 2020)

40 GB 2667 MHz DDR4

AMD Radeon Pro 5700 XT 16 GB
Catalina 10.15.7
