Exporting Book to a PDF

I am trying to export my book to PDF/save it to desktop but the images I have used throughout the book are stopping me from doing so. They have '!' in the corner of them and it states that the transparent areas will show as opaque in the book. Also, it states that the photos in the book are offline and they will be omitted from the book... 

Would greatly appreciate some help!

The transparent areas will print as white and shouldn't be an issue.

Two possibilites:

1) You are using Smart Previews and the original files are on an external drive that is not connected.

2) You moved or renamed some image files or folders from outside Lightroom. You'll need to relocate those files and folders as shown at the below link.
