Cutting out text

I've been trying to figure this out for some time and would appreciate any help.  i have one layer that is a picture with a transparent background.  i add a text layer on top.  i want to 'cut out' the text from the picture below, so that i can see the transparent background behind the photo through the text.  seems like this should be easy.  but can't figure it out.

I should have mentioned that this is a destructive technique.  You cannot go back later and edit text because there is no real text layer to work with.

1. Use the Type Mask Tool on your image layer to create a selection.

2. Click on Move Tool to see marching ants.

3. Hit the backspace key to delete pixels from topmost layer.

Use the Photoshop Type Mask tool to make a text shaped selection.  Fill it with whatever you like.
