Error parsing properties list from memory PP 24.1 [Jan 2024]

I've suddenly started to encounter an error with PP 24.1 and it's called Error Parsin Properties List from memory. The error appears when I'm trying to open a bin on my project folder, it just doesn't let me open the bin. The only workaround is if I find the folder on the PC and drag the whole folder on the main 'root' folder of the project, which means all my file organisation is a huge mess.

For some reason some folders open and some don't?

And I've had the same workflow for a long time with earlier versions of PP and only in the last month I've started to have this problem... Any help?

FYI, I've tried clearing all Media Cache AND resetting application properties (CTR+ALT+Shift) When opening. I've also tried a Beta version of PP and it did help for a few hours until I opened a few bins and then we're back to square one.

Make new project and import old one: see how that goes.

 

Hardware problems?: memory, disk failing?

No hardware problems, pretty new PC perhaps 6months old, 13900k, RTX 4090, 128GB RAM etc...
