Adobe Premiere Performance and Timeline Issues

Hey guys,
Having a major issue I've never had with Premiere.
The software is experiencing some major performance issues. You can hear audio from the timeline as it plays, but the play head doesn't move, nor do you see video. I can scrub, but actual playback has issues. My machine should have 0 issues with doing simple editing, and this has been happening more often lately. Here's my setup:
11900K Intel i9
128GB DDR4 RAM
Nvidia 3090 FE w/ Studio Drivers
I am editing from a network NAS with 20Gbps of bandwidth via linked SFP+ ports (Dual 10G LAG) to a Synology RS1221RP+ w/ ( 8 ) 8TB 7200RPM Seagate Drives.
I am using a separate HDD in the machine for the Premiere media cache.
Again, I've got plenty of processing power and bandwidth, but premiere is just acting like I'm running it on an Intel Pentium lately, regardless of what I'm editing.
Any tips or things I can check to see what's up?

How does Premiere behave when editing from a local drive, preferably SSD.

Same result. I am editing XAVCS 4K footage, but again, never had an issue with it.
