Opacity masking issue

I had some issue with masking at the newer version of premiere pro which :

1. Keyframe won't show up 

2. I want to create masking transition but the under layer is showed up even I did maskin expansion, so weird.

I do never understand with adobe premiere, they was never get stable even at the newer version.

so dissapointed with that.
