Premiere Pro Edit Lag (Playback is smooth)

It happens just to a part of my sequence that whenver i make edit changes in that part, (With or without the video track muted) PR lags for a long time. the playback is smooth and im using proxy. Does this resonate with any of your experience?

I'm having this same issue. It is nightmarish. 

System:

MacOS 13.3.1

2.3 GHz 18 Core Intel Xeon W

Radeon Pro Vega 64X 16GB

128GB 2666MHz DDR4

Premiere Pro version 23.6.0 (Build 65)

Troubleshooting steps taken (with no luck):

- Purge Media Cache

- Rebuilt project in new Project File

- Culled Project of unneeded media 

- Clean install of Premiere Pro

- Using Proxy Media

UPDATE: 

I installed a previous version (23.4.0) and there is a noticeable performance improvement. It's not perfect, but its definitely better.

FINAL UPDATE:

I cycled through all previous versions, and (atleast in my case) version 23.1.0 offers the best performance!

Have you tried 24.0 or the 24.1 Beta yet? Let me know if those are any better.

That's a negatory, ghost rider. Tried out the new version today, and same problem. Usually I can do one edit sans lag, but if I immediately try to make another edit, there's a solid 15 second lag time. Rinse repeat. One edit = good, second edit = long lag.
