Premiere Pro using 200GB memory and have to force quite

I have a Prem Pro Project that is openign very slowly. I tried to Media Manage the proejct to simplify but every time I do this I get this warning, Your system has run out of application memory and asks me to force quit. It says PPro is using 200GB of memory (?!) The project is for a podcast so only audio files. Some audio filters but nothing complicated here. Screen grab below.

PPro 2023 Macbook Pro M1Max 2021, 32GB memory Ventura 13.4

I have M2 pro mac mini and same issue. It just collapese at the 95GB.

But same project works on Macbook pro i9 processor. (which shows me, that project takes 135gb to still work).

This is f*cking nonsense and frustrated. Whole day lost with NO solutions and even reinstalled mac mini M2
