Cross Dissolve Not Rendering

Whenever I apply cross dissolve to any clip/text and hit render it turns green for a second, then goes straight back to yellow or red and lags in playback.

When I first had this issue, random parts of my footage also stayed red in the timeline, for example 1 second of an 8 minute clip was red. The way I fixed that issue was I either cropped it, or deleted the clip and started again. At one point, I couldn't render anything, because "error compiling movie" would come up. I'm not really sure how I fixed this, I tried everything the other forums suggested, restarted the app/mac several times and eventually, it was fine.

However, the cross dissolve issue remains the same.

I'd appreciate any help, I've spent hours trying to fix this.

UPDATE:
I've just checked to see if files render after removing cross dissolve from clips, however, the timeline still stays red where the cross dissolve was placed.
