I need to electronically sign and seal plans. How do I flatten the PDF? Should this be done before or after I electronically sign?

Can you clarify what you mean by electronically sign? There are various ways to sign, including e-sign and digitally sign. Acrobat/Reader have a built-in e-signing feature that flattens the document when you save it after signing. Also, what to you mean by "seal" exactly?
