How to install Flash Player 16 on MAC OS X 10.8.5

Folks still seem to be posting about their inability to get FLASH 15/16 to load on MAC OS X 10.8.5. I thought if I posted it as a HOW TO it might help others. Here is the original post with details of how I was able to get Flash to install. I duplicated it on a 2nd machine:
