I'm using RoboHelp 2020, and my file is an .rhpj. Is there a way to revert it to an .xpj file or even an .mpj file?

Do you mean you want to run the upgraded project in the old Classic version? That is not possible, too many changes in the code and structure.
Your old Classic project was left as it was so you can go back to that but of course your changes will be lost.

The only issue with that is this project was created in RoboHelp 2020, so there was never a Classic version. The reason is my company was purchased, and they use MadCap Flare for their help guides so I'm having to switch. They only import .xpj and .mpj files. I don't think there is another way to keep my variables, conditional tags, etc. without importing the entire project.

Or wait until Flare develops an import filter for RH2020 projects (which is bound to happen fairly soon)

Doesn't sound as if they have done it for 2019 New UI yet.

What's the underlying reason?

Generate a Word document for the content and import that into Flare? Variables and suchlike will be lost though.
