I just tried doing what you have said you are doing and Audition is function properly - just the section selected is affected. Just to be clear, you do realise that the spectral display is showing frequency and you are turning down the volume of the frequency section selected? What version of Audition are you running? Mac or PC?

Using the spot healing brush tool this is very roughly how you would use it However, there is no real chance of removing the sound and if you do you will also remove/destroy the speech that is at the same location You could look to see id the same words are used elsewhere and copy and past them in to that location

You haven't really given us too many hardware details like ram, cpu, etc but I would be shutting down all other applications as well as anitvirus software, search indexing, everything that might take away cpu cycles or require hard disk access - basically everything else. Start with that and see how you go.

Audition has a couple built in Try Effects > Amplitude & Compression > Tube Modelled Compressor There are plenty of sites to teach you how to use a compressor but play around with the threshold and makeup gain. The makeup gain will pump up the quiter bits and the trheshold is where the compressor kicks in to maintain a particular level

The sesx (session file) contains the keyframe edits If the media is offline and you relink that does not affect the keyframe edits. It could be as SteveG suggests you may have a corrupted sesx You can email it to me (info@aatranslator.com.au) and I will have a look if you like

As Abigail777 mentions if it is not an SSD then you more than likely experience lag Also make sure that the sample rate of the session file is the same as the media so there is no resampling being done on the fly
