Dreamweaver 2021 slow or laggy with PHP files

It's been months now that dreamweaver is laggy when typing on code view on PHP scripts. I have tried disabling all code hints, made static view default, disabled code coloring.... still laggy.

If I type random chars it freezes for about a second then shows everything I typed at once every second.

Any key I press takes about 50ms to fire.

Double clicks (to select a word) usually won't fire.

The whole app randomly freezes some times (if a PHP script is opened).

DW process uses under 1% CPU. Plenty RAM available. Installed on a SSD drive as the whole system.
