anyone know what might be causing this, i would guess its the noraml or height, but i dont see any of the wavyness in the maps.

This is the displacement working without enough geometry. Try increasing the tessellation amount. Also, harsh edges in the height map can create tearing when displacing, I recommend some softer transitions.

Thank you very much for the info, yup increasing the tesselation totally removed that issue.
