Playhead 4 seconds delayed in multitrack session

Running windows 10 on Toshiba laptop intel core i7, 16GB ram, 64 bit operating system x64 based processor. Adobe CC 2019. Intel HD Graphics 5500 and NVIDIA GeForce 930M drivers all updated. Allocated memory to Audition 12.9 GB. Cache all cleaned.

New issue with 4 seconds delay when moving playhead in multitrack interface.

No delay when in the wave editor and no issue with other apps.

Tried switching use hardware acceleration on/off and restart no change.

It's super annoying having to wait 4 seconds on the playhead to move.

I'm a freelancer editing podcasts, so I'm dependent on Audition to work properly.

Any ideas?
