How to edit text of a brochure template .eps file?

Question

Hello everyone, I am a new user of Adobe Illustrator.

I downloaded a tri-fold brochure template from freepik. I am unable to replace the text for these brochure files. When I hover over the pre-existing text only "path" or "anchor" shows up but I cannot go in with the type tool and simply erase and replace the text. I am wondering is there a solution to this or do I need to erase the text and manually insert it on my own. I only have this issue with brochure templates for some reason. Thanks

Let's hope that whoever created the template did not ungroup the text. You can try:- the selection tool: which one do you use? Should be the selection tool (black arrow). Shortcut is V- in case there are no objects too close to the text, you can drag a rectangle around it to select more than one letter.- layers panel (Window > Layers): maybe the text is on one specific layer. In that case: delete the layer- same fill: select one letter and Select > Same > Fill. But this method might select other objects with the same color. Let's hope one of the other methods work
