Lagging in Illustrator V 30.0 & V 29.8.3

I am having severe lagging / beach balling issues on new Illustrator versions.
I have a new Mac Book Pro, M3 with 36gb memory. All other programs work fine.
It seems to be a problem with memory, it doesn't matter what I am working on, it just happens after 200 or so clicks/moves.

If I quit and reopen the document, all back to normal. Then 200 or so clicks it happens again.
It must be a cache/memory problem but would be lovely to fix rather than having to save, quit, reopen every 10 minutes. 

I have tried turning off GPU Performance & Real Time Drawing
Any ideas?

Thanks for the details so far, and I completely understand how frustrating lag can be. To help narrow this down, could you please confirm the exact macOS version you're running and whether your files are saved locally or in a cloud or network location. Also let me know if this happens in all documents or just certain ones.

Since damaged fonts can cause periodic slowdowns, please also validate all fonts on your Mac and remove or disable any that show errors:https://adobe.ly/48kNXXB

Additionally, please test Illustrator in macOS Safe Mode to check if any background extension or third-party tool might be interfering:https://adobe.ly/48STFjq

If you can grab a short screen recording of the lag when it happens, that would really help me take a closer look.
