Outline font then remove interior fill

Hi.  I am hoping someone here can point me in the right direction.   I have searched and haven't found anything that is working for me.  I want to type a word, then have a thick outline of that work around it, remove the interior fill and have it transparent.  I have tried making a path, using the fill, etc.  Can one of you experts please point in the right direction?  I would appreciate it.  Thanks

You can do this with live text if you have two instances of your text, aligned - put the stroke on the lower one, fill the upper one with black, and use the Transparancy panel to make a mask on the lower text with the upper one.

(In the screen shot, where you see Release, it will read Make Mask when both instances of the text are selected)

Outline and the font and make sure the strokes are expanded. With the outlined font selected, choose the shape builder tool and hold down the option key (a minus sign will appear on the tool) while clicking on the area(s) of the outlined font that you wish to make transparent.
