Exposure blending not working/coming out dull

Whenever I try adding a luminosity mask to a dark or brighter image, the layer beneath goes matte or dull. I have the Canon 80d, crop sensor, maybe that could be an issue as I read more online. But I am using the Propanel by John Weatherby. Blending two exposures.

I would think that better results would be obtained by 5 bracketed tripod exposures (-2, -1, 0, +1, +2).

 

You could also try simply stacking the exposures into a smart layer stack, stack blending to mean blend mode, then shadow/highlight etc.

I think the issue is owed to

• the Layer Mask possibly being a little hard and 

• the difference between the brighter and the darker image being so strong (the lights in the lighter image are pretty blown out).
