Cannot open a Premiere Rush project in Premiere Pro - tracks missing and locked

I'm trying to open a Premiere Rush project in Pro, but all the audio tracks are missing and locked.

Audio is, somehow, playing, just not on the tracks. Which is odd.

Here is the Rush track:

And the Pro track:

Additionally, in Pro the proxy status says 'Proxy - status: Off'

Any ideas would be very welcome!
