Sending customers a document that they can't edit but we can...

As a cleaning company I have created a service agreement that we need to be able to edit for each individual customer in office, but then when I send it out for a signature I don't want the customer to be able to edit the fields. If I lock all the fields then every time I go in to edit a new agreement I have to unlock and re-lock them. Is there an easier way to get around that, or a way to protect the form while still allowing them to sign but be easily re-editable in office??

Help please.

Once a document is signed, it should no longer be modified. I would recommend that you "flatten" the form fields before you send out the document, and keep the editable version on your computer. You just need to make sure that you keep track of which document can be modified, and which is the flattened version. You can install a free flattening script from the good people at PDFScripting.com : Free Acrobat Automation Tools​  - scroll down to the "Flatten Page Content Tool". Once flattened, your document does no longer contain any form fields.

After I download it, how do I flatten a PDF?
