File opening differently in Adobe Acrobat Reader DC and Adobe Acrobat Pro DC

I have an invoice from someone and if I open it in my registered version of Adobe Acrobat Pro DC most of it is blank, but if I open it with Adobe Acrobat Reader DC it shows up as it should.  What the heck is going on with this????

I can't see any differences at the files.

I just looked at them and I dont know how that happened!!

 

Look at these 2 screenshots.  You will see from the top of each which it was opened it.
