File not displaying correctly

I was sent a PSD file that does not display correctly when opened in Photoshop 24.5. The file displays correctly in Preview (on Mac) and also in Affinity Photo, but not in Photoshop. The attached photos show what I get the first and second times I open the file. If I continue closing and opening the file, I sometimes get a different display, but have yet to get the correct, entire file. Any suggestions?
