Are materials from Adobe Substance 3D Assets site for both commercial and non-commercial use?

Can you use them in games and such? I guess you can't sell or distribute them.

So its fine if I use anything from there for both commercial/non-commercial work as long as it's used on my 3D models/in game/etc.

 

Also "(A) publicly display, publicly perform, distribute, or sublicense a Substance 3D Asset if it has not been (1) modified
into a Modified Work; or (2) incorporated into a Larger Work;" - so I need to modify it a little if I'm going to use it in a game?  Or Larger Work = asset with unmodified texture, and Modified Work = changed/adjusted material for example?
