Not able to edit specific layers using the Layer Transform

I don’t even know how to really describe this bug without a video but, let’s say I have two text layers and I want to do a simple fade in using opacity from 0% to 100% it doesn’t allow me to and selects the wrong layer entirely, it is impossible for me to do a simple fade effect or any effect for that matter using the layer transform.

The video will explain everything much better than I can.

I am using a macbook pro m5 pro with 64gb of RAM, and 1TB SSD. 
The new 26.3 update from after effects caused the issues, because before I wasn’t having any issues at all. 

Please help as it’s become really hard to edit my videos.

    Hi efford_5932, thanks for the report and the screen recording. Looks like the Properties panel is not updating the selection. What happens if you apply the keyframe in the Timeline panel instead of the Properties panel? Is it happening in a new project as well? If yes. Try running After Effects in Safe Mode with third-party plug-ins disabled and test.
