blank pages - 99% read - Where is my book?

I went through all the steps - hundreds of times. 

I download a book from the Public library, hook up my Kobo, move the book from ADE's Library to my Kobo - ALL AS PER INSTRUCTIONS -  I wait to make sure I'm not interrupting any download in progress.  Remove my Kobo.  Wait to make sure it loads.  The screen shows the book I downloaded as a black cover and when I open it, all I have is a blank page and the note that it is 99% read.

I'm pretty sure this is an ADE problem (I have always hated Adobe and my hate grows and grows anything I have anything to do with them)

Anyone have any ideas?????
