Pages in EPub skipping

I have downloaded an EPub, which works fine in the online reading ap and in Apple Books, however, it skips pages in the ADE program, and in my Kobo which I tranfered it to. Each time I turn the page, it skips to the beginning of the next chaper. 

I have deleted and re-downloaded the book, I have deleted and reinstalled ADE, and the problem continues. I have contacted Adobe support, they will not help, and direct me to the forum. I have seen many people with the same problem, but no solution.

Is anyone able to help? Thanks.
