problem displaying chinese in epub file

The epub file bought from Kobo shows Chinese chars on some pages but fails to display on other pages.

This behavior is across Windows 7, Windows 10 and Sony prs t2 ereader. The book is Great Expectations Part 1 published by Mandarin Companion. Any help to jayeffu2@gmail.com.
