Fastest way to ripple delete / extract via keyboard shortcut with overlapping audio - clip sync lost

I always try to work as much as possible with the keyboard, so usually I like to select In and Out points and then hit delete to remove unwanted parts. Usually this works at an early stage of the rough cut but later on I usually have lots of overlapping audio parts. And then ripple delete and extract behaves not like I intended. If there is even a single frame overlapping to the left of the video clip ripple delete causes the video to link to that tiny bit and as the video is shifted, its even out of sync. The other large part of the audio is unlinked from the video track. This makes using In and Out points unuseable for me. I would like it to just split the whole tracks on the in and out points - so creating a tiny audio clip on the left of my in point and a linked clip at the right of my out point. Just like using the blade tool on the in and out points and then removin the middle part. How can I do this quickly? I hope you can understand the problem with the provided screenshots.
