Imported media into Premiere Pro has audio de-sync issues

I have had some projects recently where I have needed to splice together several MP4 and TS files and they play without any issue in normal media player software (i.e. DAUM's Potplayer) but when I import them into my Premiere Pro project and timeline, some if not all of the audio of some of the media files have desynced.

 

Has anybody else encountered this particular issue before and know how to resolve this problem?

You're using delivery formats as source.  If you do not have access to the files that created the MP4 files and TS files, transcode them to a format that's good for editing (that is, an intermediate CODEC).  I recommend ProRes.

Please use the free MediaInfo and post a screenshot of the properties of your media in tree view:

Many users are having issues with VFR. If the file is variable frame rate, use Handbrake to convert to constant frame rate:
