Render and Export of Video Won't Playback

Hi,

When I play my video in the timeline without a render the video footage plays back smoothly. However, when I render or export the video the footage either doesn't play or drops lots of frames. As soon as I delete the render files the video plays smoothly again. I was wondering if I could get some help on this issue.
