Timeline lag whenever there is text

Hi,

For the past two days, I've been encoutering this painful issue. Basically, everything works fine but the blue line in my timeline on one condition: if I just added some text.

It's really weird to explain so I made a short video to show the problem:

As you can see, only the blue line is lagging when there is recently added text, once I delete it, it's back to being very smooth.

The video preview IS NOT LAGGING at all. Only this blue line. It's really slowing my work process because I have to make a lot of cuts that are based on the audio and add a lot of texts for the purpose of the video. Because of this, it takes me twice longer to edit a video.

I have all my drivers updated, I've uninstalled and installed back Premiere with 0 success.

My software and files are all on a NVME, my GPU is a RTX3070, my CPU is a i7-12700k. I have 64GO of ram at 3200 MHz. I'm out of idea on how to fix it.
