Transitions do not play after rendering

using 14.3.3 on a Mac, I try using some transitions between clips, such as center split, barn doors and some others and it indicates they need rendering by the red bar at the top so I render and afterwards it does not play. It just shows a straight cut between the clips. What do I need to do to make the transitions work?
