Write-On Effect Lag

On Adobe Premiere Pro CC, both 2017 and 2018, I seem to keep running into a lag issue with the write-on effect (only one I've seen so far) as I try to set key frames along with its key positions.

Does anyone know a possible solution to this problem?

I've gotten a video that shows what type of write-on that I'm trying to achieve, but I continue to run into this problem and so do the people in the comment section of the video.

Write-on effect has always been laggy: main reason is that its not a gpu effect.

I suggest you use AE, much easier to make text or roadmaps.
