Application error while opening image mapped files

Hi All, Whenever, I try to open the image mapped files, I am getting an application error and the project freezes. I tried a number of ifxes like

 I. Reset preferences:
2. 

To activate built-in Administrator account in Windows using cmd:

 

 

But none, of these fixes are working, have you faced any issue like this before ? How did you resolve.

    UPDATE I suggest this as I think the issue is directly related to the image maps. I think we have seen this before.

    What point version of RH are you running? Are you up to date? Is it happening with the sample project?

    Version 2022.5.28

    Yes, I did sequential upgrade from 2019, 

    No, its not a sample project, its a working project

    Ok, good, that's the last patch version in RH2022. Was this an upgraded RH2019 Classic project that you took to RH2022 or a New UI one that's just been updated each version?
    By "sample project" I mean the sample projects included in the My RoboHelp Projects folder by RH itself.
