Removing floor plans back ground

I need to remove a set of floor plans that are on a white background. What is the best tool for this kind of thing? The floor plans are a lighter color but with darklines all around.

    @Rchjr, can you show us the floor plans? It's going to depend on the image you're starting with. Do you want to remove the white and only leave the dark lines on a transparent background?

      Yes, here it is. I also when it is done need for it to be on a transparent back ground. After that it needs to go on something that has a litlle bit of a gradient background with opacity set really low. Can you hnelp with that as well? Thanks

      This is a PNG file with transparency.  You need to click on the image to expand it, and then right click and 'save'.  Copy and pasting doesn't work with PNG images.  You can add the gradient if you need something different to what JEL has provided, or just ask and be as specific as you can about what you need.
