How to make specific text within a sentence flash

Hello,

How do I make specific words within a sentence flash? All the tutorials I've seen on YT only show how to make all the words flash. Specifically, in the  sentence I want the words 'conditions' and 'date' to flash:

"For instance, if you search for 'date filter conditions', you might find an idea described as 'filtering conditions for date."

You can make specific words or parts of your text flash by using an effect like the Strobe Light effect and adding a mask to apply it only to the text you want to highlight.
