laggy audio on premier pro 22.3.1

I'm on Mac Studio 64GB and have laggy audio on playback in 22.3.1 Premier Pro. I've tried downgrading versions but same issue. These files preview just fine on my old iMac. I'm on Monterey latest OS also ... anyone having the same issue and any straight-forward fixes ?

Sorry to hear that. What's the source of the media files? Have you tried deleting cache files and resetting preferences?
