Playback lags after cutting footage -

This issue only started a month ago. I thought it would go away after some updates but its still here. Basically when I'm cutting footage, then Ripple Delete, there is a 5 - 10 second delay before the playback preview starts playing. This was never an issue before as when I would cut out footage put it together and press play it would instantly playback. The sequence on how I do it is - Cut a section - Delete - Ripple Delete - Press play.

I've tried clearing my cache for the app and reseting it but that didn't work. Any help would be apprieciated.

CPU: Intel i7 12000K
Memory: 64GB DDR4 3200 Mhz
GPU: Nvidia 3080

Storage: 2x Samsung 980 EVO NVMe SSD - One for Games and the other for Video footage
