Premiere audio delay

Hey, so recently bought premiere pro as that was the main software for handling mp4 files and doing basic video editing. Now, the problem arises when i have a long video (about 2 hours) and I'm going through it and cutting the video up as you do, but suddenly after some cuts the audio becomes delayed? Only thing I've done is to cut the footage (and yes the original footage does not have audio delay), which leads me to ask why does it all of a sudden start to f up? No delay on the exact same footage so there is something happening whilst cutting. Any help?

Edit: i keep re-alligning the sound to the video but after a few cuts it need total correction again how in the  is it so hard to make a simple cut function work??

If the footage is variable framerate convert to constant framerate with Handbrake or Shutter Encoder before bringing into Premiere.

OK, so I downloaded the 3rd party software handbrake and put my first clip which is 2 hours in in, and now im expected to wait 2 hours for it to encode so that i can use a perfectly fine within premiere? i honestly cant fathom how stupid that is, it must be faster to go through the video in premiere and sync the audio whenever it needs wtf even is this

handbrake encoder is that 3rd party software that looks like its from 2000s? So encode the mp4 file through before pr?
