Ripple delete does not cut cleanly

I started having an issue seemingly out of nowhere with my ripple delete functionality.  Normally in the past I will select an in and out point, hit  the ' key, as that is what I have it set to.  It should completely delete in between the in and out and move all clips to close the gap.  

 

What is happening now is I hit ripple delete and it's not a clean delete, several video frames are now missing and it's not synced with the audio! Help!  I have screenshots

You have your timeline set to audio units.

Video cuts on frames, audio on audio units, hence the discrepancy.
