Premiere Pro CC 2018 audio delay with built in plugins

I've been using premier for a while now and i can definitely say that the most recent iteration of this program has made my live a misery. The issue that plagues me now (amongst others) is that whenever i apply any effect to a piece of audio it delays the audio in playback. The version i'm currently running is 12.0.1 build 69.

My machine specs are as follows. 

AMD Threadripper 1950x

Asus Rog Zenith mobo

64gb 3200 gskill cas 15 ram

m.2 500gb scratch

Samsung evo 960 main hdd

2 x 8tb 400mbs enterprise storage drives

Nvidia geforce 1080ti 11gb video card

Most projects i work on barely dent any one of these resources. But yet premiere still has major issue keeping up. so the only thing that's bottle necking is the software. If anyone has a fix for this please let me know.

It's driving me crazy. It turns a quick project into a massive undertaking just to make sure everything is running right. In a previous project i had to re-render my output file 5 times just to line up a single piece of 2 second audio properly.

Hi remow94278086,

Sorry for the issue. My best guess for the cause of the issue is, the latest version of Premiere Pro supports VFR & if you have created the project & synced the audio in previous version of Premiere Pro, the audio will be out of sync or delays.

Please check if its happening with a new project as well.

Hi Vidya,

This was a brand new project. not a project from a previous version.
