Remix tool keeps remixing

I use the remix tool frequently, and often have to manually edit the song after to ajust the ending or get to an exact run time. Everytime I do one of these edits, it works great, until I closed and reopen the project. Then the track gets all messed up.  It gives me a new remix set to the in and out of the track. All my edits that used to be someplace in the middle of the song, re-set to the beginng of the song. This forces me to redo the edit again. Why does it re-do the remix everytime? Is there a way to get it to commit or lock in the edits?

Obvously, I can export the edit to a AIFF, which is what I do, but it certainly is a extra step for something that's supposted to make my life easier.
