Premiere playback issues

I have serious playback lag on a 10 minute timeline with no graphics and HD footage... my system is beyond string enough to handle this.. but when I disable clips the timeline is more responsive... thus the more clips I have on the timeline the slow ther response to start playback... surely this cant be... anyone else experiencing this?
