Premiere Pro 24.5 keeps crashing because my "system has run out of application memory."

Hi! I'm working on a stringout on Premiere Pro 24.5 with all then media on an external hard drive. Premiere Pro keeps crashing any time I hit play. The error says, "Your system has run out of application memory. To avoid problems with your computer, quit any applications you are not using." I've included a screengrab for reference. I have 500GB of space available on my computer. The computer has 16 GB or RAM and seems to be using up a lot of that with Premiere. Does anyone have ideas to give me some more space or to not use up so much memory with Premiere? I'm a bit baffled. Please let me know if anyone has suggestions. Would hate to have to buy a new computer. This one is new.

Thanks for responding!

No effects or transitions. Just got started with the stringout so the
timeline is short. Was using auto transcription and thought that might be
causing the problem. Turned that off but it crashed again. Not sure what
you mean by media properties. It's a standard documentary. Interviews and
scenes. Single camera. Shouldn't be a problem.

Appreciate all help.
